What is the responsibility of the Buyer's Agent?

How long will it take to find a property?
Of course, there is no definitive answer to how long a property search will take as it will depend entirely on your needs. At the moment, our average timeline is four weeks.

How do I know you will get me the best price?
We are expert negotiators. After all, this is our job! We will always act within your best interest and work closely with you to make sure you are happy at every step in the buying process.

How does the fee structure work?
We work on a fixed fee basis rather than charging a percentage of the purchase price. We offer a range of service packages depending on the level of support you require, and we’ll talk you through the options upfront so you can choose what best suits your needs. A retainer is paid at the commencement of the engagement, with the remaining balance due at settlement. Our approach is designed to be clear and transparent from the beginning, so you understand exactly what’s included before we begin working together.

Can you help me buy remotely if I'm interstate or overseas?
Yes. We regularly assist clients who are interstate or overseas and rely on us to act on their behalf on the ground. We can attend inspections on your behalf, provide detailed feedback, and manage communication with agents throughout the process. This allows you to move forward with clarity, even if you’re not physically present, while still having a strong understanding of each property and how it compares within the market.

What happens if we search for a while and can't find the right property?
Finding the right property can take time, particularly in a competitive or tightly held market. We work closely with you throughout the process and, if needed, refine the brief based on what we’re seeing on the ground. The goal is not to rush the outcome, but to secure a property that genuinely fits your needs. We’ll adjust the strategy where needed and continue working until the right opportunity presents itself.

Off-market opportunities are typically identified through ongoing relationships with local agents and staying closely connected to the market. By maintaining regular contact and understanding what may be coming up, we can sometimes access properties before they
are publicly advertised. While not every opportunity is off-market, this approach can provide additional options and, in some cases, reduce competition when it comes time to negotiate.
